Scoop on the Fed’s

Here we go again, with the talking heads on financial news misinterpreting the impact of the Fed’s actions on home loan rates….

Here’s the scoop.  What the Fed just announced at the end of last week is huge – they have committed to buy another $750B in Mortgage Backed Securities, and $300B in Treasuries.

But what does this mean and why do you care?

Their actions provide a demand for Mortgage Backed Securities, which should help keep a ceiling on home loan rates moving much higher in the foreseeable future. That’s good news, for homebuyers who are seeing the bargains out there and understanding that now is the time to act. Good news for those who are ready to refinance too.

But an important distinction – this does not mean rates may move significantly lower. Depending on exactly which coupons the Fed purchases when they go shopping for Mortgage Backed Securities, their actions may keep a lid on rates, but not push them very much lower. And based on what they’ve been buying since the beginning of this year when they started their purchasing program – that is exactly how it has played out.

Present home loan rates are within inches of historic lows. This is great news for anyone looking to buy a home right now with list prices down and rates still low! NOW is the time to act and purchase that new home.

Boston Real-Estate Expo

On the Road Again

Just put your mouse on a city anywhere in the world, and the front page of the local newspaper pops up each day.  Think of the possibilities for language arts, social studies (humanities),  Spanish, and Jewish studies.  Double click and the page gets larger.

 Also, if you look at the European papers, the far left side of Germany will pop up as The Stars & Stripes (European edition, of course). AND, this site changes everyday with the publication of new editions of the paper. Hope you can use this.

LMC Group at LiveSouth Expo/Greenwich CT..THIS Weekend

Leland boosts Brunswick home sales

Brunswick County was a bit of a bright spot in an otherwise dismal North Carolina real estate picture in 2008, according to data from state multiple listing services compiled by the N.C. Association of Realtors.

While North Carolina as a whole saw home sales drop 26 percent and the total dollar value of those sales fall 29 percent, the Brunswick County Association of Realtors reported positive results when including Leland-area sales.

The Brunswick association has a data-sharing agreement with the Wilmington Regional Association of Realtors – which also has listings in the Leland area – said Shannon Hill, Brunswick Realtors president. Getting rid of duplicate sales, Brunswick County home sales rose 35 percent in 2008 as the dollar value of homes sold rose 9 percent.

Brunswick was the only association reporting a higher value of home sales in 2008 than the year before. In comparison, Wilmington-area sales reported by the WRAR fell 30 percent and the total dollar volume of those sales fell 25 percent.

“Thirty-three percent of the Brunswick County market is in the Leland area and home values have not dropped there relative to the beaches,” Hill said. “It’s driven by employment and jobs available in Wilmington.”

When Leland sales are pulled out, however, Brunswick sales actually fell in 2008 – to 1,693 units from 1,746 in 2007.

Although the number of homes on the market has slipped a bit since the beginning of 2008, there still are 18 months of inventory, Hill said. That means that it would take 18 months to sell the 2,024 homes currently on the market in Brunswick County at the sales rate of 2007, Hill explained.

River Frontage of Hawkeswater

Just got off the boat and took a few pictures I wanted to share with you.  This is the river frontage of Hawkeswater.  If you enjoy boating or fishing this is paridise.  Its very unique to have a deep water community just a few minutes from down town Wilmignton by boat or a easy boat ride down the river to watch the sun set over Bald Head Island. We will be giving VIP boat tours starting next week.  Hope to hear from you.
